SHARK TANK- local “Sharks” (seasoned investors & money leders w/cash in hand) may fight for the Opportunity to     Buy your Property or do a your deal at ToledoREIA’s version of Shark Tank meeting!

Toledo REIA version is for fun, entertainment and valuable learning opportunity. Witness real life investing decisions of many the biggest investors in Toledo. Put together your financial portfolio for ANY lender!

Toledo REIA has chosen “Sharks” seasoned investors with the capability to act and close quickly! Each “Shark” has a different investing specialties to buy, partner or fund deals that participants bring to the table, if they deem it to be a good deal and accept your terms.

ToledoREIA is actively fishing for Toledo REIA members & DEALS.  Up to 6 participants (shark bait) accepted by Program committee based on criteria below & 1st come basis.                                       ONE DEAL per applicant PLEASE.

STEP 1: Submission-

Deadline: 1st of the month, noon.   Submit to email: AnnaMills@bex.net  419 283 8427

Application basics should include:

·        Property Address

·        ARV

·        Purchase Price

o   Or Fund requested

o   Or Partnership proposition

·        Repair Price

·        Picture of property

·        What your “DEAL” is (partner, fund, equity, etc.)

·        Proof of equity in the property????????????????

·        Your name, telephone, address, email, bio, photo

No review until/unless EVERYTHING basic is submitted by the deadline.

ONE email reminder sent for missing info. If no response in the time frame application will not be considered

Final selection will be done by the committee the week prior to Shark Tank.

STEP 2: Deal Review-

All complete applications narrowed to approx. 6 deals.

STEP 3: Presentation Preparation

Once accepted as official Shark Bait, your work is NOT over.

Update Property Photos as needed: Submit max of 20 pdf.

Presentation: Average 4-6 minute presentation 6-8 minutes for Shark questions. Pictures broadcasted on screen.

Presentation Outline:

·        Offer: Start by presenting in a short concise summary of what SPECIFICALLY you’re looking for from sharks. Follow with the financial details & facts about the property in about 4-6 minutes.

·        Know What You Want Up front:(private money, interest rate, partnership, work & split, wholesale?). Be specific.

·        Know your Numbers: Be able to discuss with confidence and ease. Such as

o   ARV After repair value. Rent, sales after repair?

o   Purchase (contract) price: Why? History? Timing on contract

o   Details: Security? Closing costs? Your money input, if any

·        Come prepared & thorough: knowing your numbers will catch a Shark. Unprepared & no answers is Shark Bait!

Additional Tips:

·        Know what you will or will not accept prior to presentation.

·        Shark Tank Style: I’m looking for $80k on a home that sells for $140k after $30k rehab. Split profits etc

·        Understand your exit strategies, marketing, realtor? Backup if no sale?

THE MORE KNOWLEDGEABLE YOU ARE ABOUT WHAT YOU’RE ASKING THE BETTER YOUR CHANCES

No guarantee that any of the sharks will take your deal, regardless of how ‘good’ the deal. It’s up to you to convince & ‘sell’ the Sharks on taking your deal. 99% of all prior deals were funded.
